Frequently asked questions for students

Contacting and visiting

I get no answer, what can I do?

There are many possible reasons for a missing answer. The landlord may be on holiday, receive too many messages, already have enough visits planned, or be waiting for another candidate's confirmation.

  • Check that your profile is complete: introduction, studies, guarantor.
  • Write a personal message: introduce yourself, say why this housing interests you and when you can visit.
  • If the landlord accepts calls, phone them.

Don't stop at one listing. Listings with beautiful photos often receive many messages. Contact other listings in parallel.

If you still have no answer after a second message, focus on more responsive landlords.

Sometimes, housing with less flashy photos turns out to be very nice too, and easier to get.

Why complete my profile?

Landlords who receive many messages have to sort them to avoid pointless contacts.

Your profile goes with every message you send. A complete profile, with a good introduction, gives you better chances of getting an answer.

How do I schedule a visit?

Agree on a date in the messaging. The landlord can then plan the visit.

You can visit on site or by video.

Your visit schedule is in the My visits section.

If you cannot come, or you found housing in the meantime, remember to cancel the visit. The landlord is notified automatically.

Safety

How do I report a suspicious listing or message?

Write to us through the contact form, subject "Suspicious listing", with the listing reference or the landlord's name, and what alerted you. We check every report quickly.

In the meantime, send neither money nor documents to that person.

A problem with your rental

I have a dispute with my landlord, can you help?

We cannot step into a dispute between a tenant and a landlord: we are not a party to the lease and we cannot verify what happened. But others can help you, for free:

  • the housing service of your school, often the first good reflex;
  • Droits Quotidiens (in French), to know your rights;
  • the free legal clinics run by law students: Quid in Brussels, Consulex in Liège, Les Bras droits in Namur;
  • as a last resort, the justice of the peace of the place where the housing is.

If a landlord's behaviour is a serious problem, tell us through the contact form: we take it into account in the moderation of their account.

How do I report discrimination?

Turning down a candidate because of their origin, religion, disability or sexual orientation, for instance, is illegal. You can report it to Unia, the public institution that fights discrimination in Belgium.

If it happened through Kotanamur, tell us too through the contact form, with the listing reference.

Your account

I don't receive your emails

Look first in your junk folder (spam) and, on Gmail, in the Promotions tab. If an email from Kotanamur is there, mark it as "not spam": the next ones will arrive normally.

How do I delete my account?

In your account, section Delete account: confirm with your password. Your account and your personal data are deleted for good.
